So you’ve decided to be your own private landlord for your rental properties and want to curb the unforeseen tenant evictions you’ve heard so many horror stories about. After all, it is much more expensive to have vacant properties and advertising fees than to keep a paying tenant.
Your Ideal Renter - As a private landlord, chances are you will be advertising your rental properties to find people. In comes the use of same basic psychology. Use keywords like “quiet neighborhood” “well kept neighborhood” and phrases of that nature. This will put the couple with 4 noisy kids in visual mode with the thoughts of embarrassment at disrupting the peaceful serenity around them. Nobody likes to be the sore thumb that attracts negative attention. Even more, you’ll attract the quiet single or couple that is looking for that type of environment who will fit in that scene both mentally and financially driving your odds of tenant evictions down.

Renters then fill it out online, save, print, bring it with them to see the property. And then sign it in front of you. Picking great tenants is a systematic, step by step process. It requires patience, time and thoroughness. The time spent in this process is probably the most important time you will put into your rental investment. The steps toward selecting great tenants are outlined in the general order in which they will be performed. Some steps are no doubt procedures which you are already practicing and may seem a bit basic if you are a seasoned landlord.
